Tenant Charges, Process & Other Costs

If you view a property through Clarkson Holden Estate Agents and wish to proceed with the letting application, please note the following........ 1.    We will ask you in the first instance several questions to ascertain if the property will be suitable for you. We will ask if you have animals, are assisted in the rent payment with housing benefit, the length of the lease you require, when you wish to be able to move into the property, if you have any adverse credit history that you are aware of and your annual salary. 2.    If the answers to the above are satisfactory for all parties we will then begin the referencing process.  We will require a holding deposit, equivalent to one weeks rent (Agreed monthly rent x 12 divided by 52 weeks). The holding deposit will be required at the start of the tenancy application process and before any credit and reference checks can take place. Under normal circumstances this holding deposit is fully refundable if you do not proceed with the tenancy. However if you knowingly withhold or supply us with false information, we reserve the right to retain these monies.  Whilst not an exhaustive list if you knowingly withhold information in relation to adverse credit, declare a false or misleading level of salary or income. If your application is successful and the tenancy proceeds, this holding deposit will be added to the main property security deposit. 3.    We will ask you to fill in our reference application forms – currently this is processed through the referencing agency Tenancy360. We will ask you to submit these details directly on line.  Tenancy360 will email you the log in details for you to start your application. We ask all adult tenants to complete a reference form irrespective of whether they are contributing towards the rent or not. 4.    We will not mark the property as 'Let' until the holding deposit has been paid. ​ 5.    Once submitted to the referencing agency we will inform you once the report and all checks have been completed. Currently the checks involve a credit check, employers/salary check and landlord check. 6.    Once a satisfactory referencing report has been received we will agree a date for you to move in. 7.    On the day you move in we will require one month’s rent in advance and a deposit equivalent to five weeks rent which will be placed with the Tenancy Deposit Scheme.
