Barton is a linear village and civil parish lying approximately six miles north of Preston city centre in Lancashire. The name derives from the Old English ‘bere-tūn’, meaning barley farmstead or enclosure, reflecting its origins as an agricultural settlement in the fertile Ribble Valley. The area is first recorded in the Domesday Book of 1086 as part of the royal lands in Amounderness Hundred, comprising four plough-lands worked by villeins and bordars, and it remained predominantly rural through the medieval period under manorial lords like the Barton family, later the Halsalls and Shuttleworths.
From 1894 to 1974, Barton was part of Preston Rural District, maintaining a separate identity from the urban borough before its incorporation into the City of Preston. This rural heritage has preserved much of its character, with historic features including the rebuilt St Lawrence’s Church (1895) and the site of Barton Corn Mill, a water-powered mill dating back to the 1200s. Other landmarks include the former Barton and Broughton railway station (opened 1840, closed 1939) and remnants of ancient field systems along the A6.
Today, Barton is one of Preston’s most peaceful outlying villages, particularly appealing to families and commuters seeking countryside tranquillity. The area is notably green, with open fields, hedgerows and proximity to the Lancaster Canal for scenic walks. Barton Grange Garden Centre and Hotel is a key local attraction and employer, while the village hall (established 1924) hosts community events. The suburb benefits from excellent transport links via the A6 and M6, connecting to Preston’s amenities, schools and jobs.
Barton has a small, stable population of around 1,493. Historically tied to farming, it has evolved into a close-knit community with a mix of long-established families and newer residents drawn to its semi-rural charm since post-war housing growth.
Barton features a varied housing stock that reflects its development from medieval agricultural roots onwards. The village’s linear layout along the A6 includes historic farmhouses and cottages, some dating back to the Domesday Book era, alongside Victorian and Edwardian properties built during the railway boom.
Elsewhere, you will find inter-war semi-detached homes, post-war bungalows, and modern estates developed from the 1980s onwards when improved transport links spurred suburban expansion. Period properties along Garstang Road and Station Lane often feature stone facades, bay windows, and spacious plots with rural views.
Developments: Barton has seen steady growth in recent decades. The Barton Brook Green estate offers contemporary two- to four-bedroom homes, while areas near the M6 have attracted infill developments, including family-oriented schemes on former farmland. Ongoing projects, such as expansions around Jepps Lane, continue to add energy-efficient new builds, blending with the village’s green spaces and proximity to the Lancaster Canal.
Property prices: According to Zoopla, the average property price in Barton over the past year was approximately £388,000. Detached homes, which make up the majority of sales, sold for an average of around £450,000. Semi-detached properties averaged £256,000, whilst terraced homes fetched about £200,000. The most sought-after spots, including those near St Lawrence’s Church and Barton Grange, can see properties selling for considerably more, with premium detached homes reaching £1,000,000+.
Barton benefits from excellent transport links, with frequent bus services connecting the village to Preston city centre and the wider area, whilst the nearby motorway network provides straightforward routes to Manchester, Liverpool and beyond.
Barton and its immediate surroundings offer a good selection of places to visit, from historic churches and garden centres to natural landscapes just beyond the village’s boundaries.
