Ingol is a suburban district lying approximately two miles northwest of Preston city centre in Lancashire. The name derives from the Old Norse ‘Inga-hol’, meaning Inga’s hollow, a reference to its origins as a Viking-age settlement in a low-lying area. The area remained largely agricultural until the mid-20th century, when post-war council housing schemes transformed it into a residential suburb, attracted by its proximity to Preston and affordable land for expansion.

Until 1974, Ingol was part of the township of Lea, Ashton, Ingol and Cottam within Preston Rural District, and this rural history has helped the area retain a semi-suburban identity. Much of the older settlement features modest post-war architecture, with some remnants protected informally through local planning. Notable historic buildings include the former Ingol Lodge (built circa 1700s, demolished 1994), St Margaret’s Church (established 1950s), and scattered 19th-century farmhouses along Tag Lane.

Today, Ingol is one of Preston’s more affordable suburbs, particularly popular with families and first-time buyers. The area is notably greener than central Preston, with open spaces like Haslam Park Nature Reserve, generous allotments and proximity to the Lancaster Canal. Ingol Community Centre serves as a key local hub, while nearby employers include retail at Tanterton and educational facilities.

The suburb is also home to several primary schools, such as Ingol Community Primary on Whitby Avenue. Ingol has a varied population. Historically, the area attracted agricultural workers and smallholders; more recently, it has become home to a diverse community, with families from various backgrounds settling since the mid-20th century post-war migrations and urban expansions.

Ingol features a varied housing stock that reflects its development from the mid-20th century onwards. The suburb’s origins as a post-war council estate include a mix of 1960s and 1970s semi-detached and terraced homes, many now in private ownership through right-to-buy schemes. Elsewhere, you will find older period cottages from its 19th-century hamlet roots, inter-war bungalows, and modern estates developed from the 1980s onwards as part of Preston’s suburban expansion.

Typical properties along Tanterton Hall Road and around Tag Lane often feature practical layouts, front gardens, and proximity to green spaces. Developments: Ingol has seen steady expansion in recent decades. The former Ingol Golf Course site is undergoing major redevelopment, with Anwyl Homes building 164 new homes (including 114 private and 50 affordable units) since 2025, while Rowland Homes’ The Green offers contemporary 3- to 5- bedroom family houses.

Ongoing projects continue in areas like New Rough Hey and around the Lancaster Canal, with new energy-efficient builds on infill sites and former recreational land. Property prices: According to Rightmove, the average property price in Ingol over the past year was approximately £173,000. Semi-detached homes, which make up the majority of sales, sold for an average of around £189,000.

Detached properties commanded higher prices at approximately £275,000, whilst terraced homes averaged around £125,000. The most sought-after roads, including those near Haslam Park and in newer developments like The Green, can see properties selling for considerably more, with some premium homes reaching £300,000+.
