Fulwood is a suburban district lying approximately two miles north of Preston city centre in Lancashire. The name derives from the Old English ‘Fulewde’, meaning dark wooded area, a reference to its origins as part of the Royal Forest of Fulwood. The area remained largely agricultural until the mid-19th century, when wealthy Preston industrialists began building substantial homes here, attracted by the elevated position and cleaner air away from the cotton mills.

Until 1974, Fulwood was governed independently from Preston by its own Urban District Council, and this separate history has helped the area retain a distinct identity. The majority of the older settlement lies within the Fulwood Conservation Area, which protects the Victorian and Edwardian streetscapes that give the suburb much of its visual appeal. Notable historic buildings include Fulwood Barracks (built 1848),

the former Harris Orphanage (1888), and several grand Victorian villas along Garstang Road.

Today, Fulwood is one of Preston’s most desirable suburbs, particularly popular with families and professionals. The area is notably greener than much of Preston, with tree-lined streets, generous gardens and proximity to Moor Park. The Royal Preston Hospital, Preston’s main acute hospital, is located on Sharoe Green Lane and is a significant local employer. The suburb is also home to Preston’s College campus on St Vincent’s Road.

Fulwood has a varied population. Historically, the area attracted wealthy textile merchants and professionals; more recently, it has become home to a notable Vora Patel community, whose families have lived here for several generations since the mid-20th century migration from India.

 

Fulwood features a varied housing stock that reflects its development from the mid-Victorian era onwards. The Fulwood Conservation Area contains some of Lancashire’s finest Victorian buildings, including grand villas built by wealthy Preston industrialists.

Elsewhere, you will find Edwardian terraces, inter-war semi-detached homes, and modern estates developed from the 1970s onwards when the Central Lancashire New Town proposals opened up new land for building. Period properties along Garstang Road and the streets around Sharoe Green often feature bay windows, decorative brickwork and generous gardens.

Developments: Fulwood has seen considerable expansion in recent decades. The Longsands area was developed as a large residential estate, whilst the B6241 corridor has attracted commercial development including the Fulwood Central retail and leisure park,

which opened in 2019 and has since expanded with additional retail units and dining options. Ongoing housing developments continue in the areas between Fulwood and Broughton, with new family homes being built on former agricultural land.

Property prices: According to Rightmove, the average property price in Fulwood over the past year was approximately £232,000. Semi-detached homes, which make up the majority of sales, sold for an average of around £222K. Detached properties commanded higher prices at approximately £324K, whilst terraced homes averaged around £155K.

The most sought-after roads, including those in the Sharoe Green area and near Moor Park, can see properties selling for considerably more, with some homes on premium streets reaching £400K+.

Fulwood benefits from good transport links, with bus services connecting the suburb to Preston city centre and the wider area, whilst the nearby motorway network provides straightforward routes to Manchester, Liverpool and beyond.

  • Car & Road: The A6 Garstang Road runs through the western edge of Fulwood, providing a direct route into Preston city centre (around 10 minutes) and northwards to Lancaster (approximately 25 minutes). The M6 motorway is readily accessible via Junction 31A to the east or Junction 32 via Broughton to the north. The M55 (Junction 1) is close by, offering routes to Blackpool in around 20 minutes. The B6241 Eastway provides a useful bypass route around the residential areas.
  • Bus: Preston Bus operates frequent services through Fulwood, including routes which run every 15-20 mins between Preston Bus Station and Fulwood Asda via Garstang Road. Journey times to the city centre are approximately 15 minutes.
  • Train: Preston railway station is approximately 3 miles from central Fulwood, reachable by bus in around 20 minutes. The station sits on the West Coast Main Line, with direct services to London Euston (around 2 hours 10 minutes), Manchester (40 minutes), Liverpool (50 minutes), Edinburgh (around 2 hours 30 minutes) and Glasgow.
  • Cycling & Walking: The Preston Guild Wheel, a 21-mile circular walking and cycling route, passes through Fulwood, connecting the suburb to Moor Park, Brockholes Nature Reserve and the wider Preston area. The route uses a mix of quiet lanes, parkland paths and dedicated cycleways.
  • Airport: Manchester Airport is the nearest major airport, approximately 45 miles south and reachable in around an hour by car via the M6 and M56.

Fulwood and its immediate surroundings offer a good selection of places to visit, from historic parks and military heritage to natural landscapes just beyond the suburb’s boundaries.

  • Moor Park: Preston’s oldest and largest park sits on Fulwood’s southern boundary. This Grade II* listed Victorian park was landscaped in the 1860s by Edward Milner and features the Jeremiah Horrocks Observatory, bowling greens, tennis courts and extensive open grassland.
  • Lancashire Infantry Museum: Housed within the historic Fulwood Barracks, this museum tells the story of Lancashire’s infantry regiments from 1689 to the present day. Highlights include the Salamanca Eagle captured at the Battle of Salamanca in 1812, one of only a handful of such trophies in existence.
  • Harris Park: The former Harris Orphanage, built between 1885 and 1888, is an early example of the ‘cottage homes’ style of children’s accommodation. The Grade II listed buildings are arranged as a village around a central green and represent some of the finest late Victorian architecture in Lancashire.
  • Preston Guild Wheel: This 21-mile circular walking and cycling route passes through Fulwood, offering traffic-free paths through woodland, along the River Ribble and past nature reserves. The Guild Wheel was opened in 2012 to mark Preston’s Guild celebrations.
  • Brockholes Nature Reserve: Located just off the M6 between Preston and Samlesbury, this 250-acre Lancashire Wildlife Trust reserve features lakes, wetlands, meadows and woodland with a distinctive floating visitor centre.
  • Deepdale Stadium: The home of Preston North End Football Club lies on Fulwood’s boundary and is widely regarded as the oldest continuously used football league ground in the world, dating from 1878.
  • Avenham and Miller Parks: These connected Victorian parks along the River Ribble, just south of Preston city centre, offer formal gardens, riverside walks and the restored Pavilion Café.
  • The Harris: Preston’s Grade I listed museum, art gallery and library on the Market Square houses significant collections of fine and decorative art, alongside local history displays.
  • Beacon Fell Country Park: Around 20 minutes’ drive north of Fulwood, this country park in the Forest of Bowland offers woodland walks, moorland views and abundant wildlife.
  • Ribble Steam Railway: Located in Preston’s Riversway area, this heritage railway operates steam and diesel trains along the old Preston dock railway line.
