Penwortham is a prestigious residential township located on the southern banks of the River Ribble, directly overlooking Preston city center in the PR1 postcode.

Historically, its significance dates back to the Norman Conquest, where it was recorded in the Domesday Book of 1086 as “Peneverdant.” The area was once home to a strategic motte-and-bailey castle, built by Roger de Poitou to command the river crossing; the remains of this fortification still overlook the valley today near the ancient St. Mary’s Church.

For centuries, Penwortham remained a largely agricultural parish, characterized by fertile lands and small hamlets like Middleforth and Lane End. The arrival of the industrial revolution in nearby Preston eventually transformed the landscape, but it wasn’t until the early 20th century that Penwortham evolved into the premier suburb it is today.

The construction of the “New Bridge” in 1915 facilitated rapid residential expansion, leading to the development of the leafy avenues and diverse housing stock that define the area’s character.

Today, Penwortham is the jewel of South Preston, blending its rich heritage with a modern, vibrant lifestyle. The bustling high street on Liverpool Road is a hub of independent boutiques and award-winning eateries, while the expansive Hurst Grange Park offers a green sanctuary for families.

With its top-tier schools and excellent transport links via the A59, Penwortham continues to be one of Lancashire’s most desirable locations for professionals and families seeking a high quality of life within reach of the city.

The Penwortham property market stays strong in 2026. Average house prices sit around £245,000.

Demand is high and homes sell quickly. Here’s what buyers are paying right now:

  • Detached family homes: £380,000 – £450,000
  • Semi-detached properties: around £225,000
  • Victorian terraces (ideal for first-time buyers): from £160,000

For example, new developments by Taylor Wimpey and Miller Homes attract professionals who want modern, energy-efficient homes. This means sellers often achieve excellent prices.

Recent infrastructure like the Penwortham Bypass has boosted the area even more. As a result, Penwortham continues to outperform neighbouring districts.

Penwortham benefits from exceptional transport links, with frequent bus services connecting the township to Preston city centre and the South Ribble district, while the strategic road network provides rapid access to the M6, M61, and M65 motorways for travel across the North West.

Car & Road: The A59 (Liverpool Road) serves as the primary corridor through Penwortham, offering a direct route into Preston city centre (around 5–10 minutes) and southwards towards Southport and Ormskirk. The John Horrocks Way (Penwortham Bypass) has significantly reduced local congestion, providing a fast link to the A582 and the wider motorway network. The M65 (Junction 1)M6 (Junction 29), and M61 are all reachable within 10–15 minutes, offering straightforward commutes to Manchester, Liverpool, and Blackburn.

Bus: Stagecoach and Preston Bus operate high-frequency services through Penwortham, including the 2, 2A, and 3 routes which run every 10–15 minutes between Preston Bus Station and destinations like Southport and Ormskirk. Journey times to the city centre are typically under 10 minutes from the main high street.
