Nestled in the north-west of England, Cottam is a charming district on the outskirts of Preston, Lancashire — approximately 3 miles northwest of Preston’s city centre and about 2 miles west of Fulwood.
One of Cottam’s most significant heritage landmarks is the church of St Andrew & Blessed George Haydock, reflecting the village’s deep historical roots.
Named partly after George Haydock, a Catholic priest and martyr from the area, the church stands as a testament to the community’s longstanding history and cultural heritage.
Modern Cottam today is known as a peaceful, family-friendly residential neighbourhood within Preston. Local residents enjoy tree-lined streets, dog-friendly public spaces, and a balanced mix of community life and countryside access — all while being well connected to Preston and neighbouring Fulwood.
Looking to the future, Cottam Parkway railway station is a proposed development intended to improve transport links for the growing community. If built, it would boost connectivity across Preston and beyond.

Originally a rural farming community, Cottam was dominated by farms and smallholdings for centuries.
Its name comes from Old English — cot + um, meaning “the cottages” — first recorded as Cotun in 1230.
In the late 20th and early 21st centuries, the landscape changed dramatically.
What was mostly open fields has largely transformed into residential developments with new housing estates, community facilities, and green spaces, making Cottam a popular area for families and professionals alike.
Cottam has embraced its identity with public sculptures and heritage art scattered across trails and parks. These works — created by artists such as Thompson Dagnall and others — often draw on medieval themes, connecting modern Cottam with its historic past.
This blend of history and art makes walking around Cottam’s parks and pathways a delight for both locals and visitors.
Beyond the neighbourhood itself, Cottam sits among the attractive Lancashire countryside — ideal for outdoor activities like walking, cycling, and exploring nearby parks and country landscapes.
Fulwood features a varied housing stock that reflects its development from the mid-Victorian era onwards. The Fulwood Conservation Area contains some of Lancashire’s finest Victorian buildings, including grand villas built by wealthy Preston industrialists.
Elsewhere, you will find Edwardian terraces, inter-war semi-detached homes, and modern estates developed from the 1970s onwards when the Central Lancashire New Town proposals opened up new land for building. Period properties along Garstang Road and the streets around Sharoe Green often feature bay windows, decorative brickwork and generous gardens.
Developments: Fulwood has seen considerable expansion in recent decades. The Longsands area was developed as a large residential estate, whilst the B6241 corridor has attracted commercial development including the Fulwood Central retail and leisure park,
which opened in 2019 and has since expanded with additional retail units and dining options. Ongoing housing developments continue in the areas between Fulwood and Broughton, with new family homes being built on former agricultural land.
Property prices: According to Rightmove, the average property price in Fulwood over the past year was approximately £232,000. Semi-detached homes, which make up the majority of sales, sold for an average of around £222K. Detached properties commanded higher prices at approximately £324K, whilst terraced homes averaged around £155K.
The most sought-after roads, including those in the Sharoe Green area and near Moor Park, can see properties selling for considerably more, with some homes on premium streets reaching £400K+.
Fulwood benefits from good transport links, with bus services connecting the suburb to Preston city centre and the wider area, whilst the nearby motorway network provides straightforward routes to Manchester, Liverpool and beyond.

Fulwood and its immediate surroundings offer a good selection of places to visit, from historic parks and military heritage to natural landscapes just beyond the suburb’s boundaries.
