Broughton (often historically “Broughton-in-Amounderness”) is a village and civil parish in Lancashire within the City of Preston district.

It lies on the northern edge of the Preston built-up area—about 4 miles (6.4 km) north of Preston city centre and a mile north of Fulwood—so it feels village-like while staying closely linked to the city.

The parish boundary is shaped by modern infrastructure and waterways, with the M55 to the south, the M6/M55 junction to the east, the West Coast Main Line to the west, and local brooks such as Barton Brook and Dean Brook marking other edges.

In recent decades Broughton has grown, with the parish population rising to 2,467 at the 2021 census, and PR3 postcodes covering the older core and newer estates.

Historically, Broughton sat in the medieval hundred of Amounderness and

appears in pre-Conquest records: in 1066 it formed part of Earl Tostig’s lordship of Preston/Amounderness, later developing through manorial agriculture typical of rural Lancashire.

A church has stood on the site since at least the twelfth century; the distinctive tower of St John the Baptist dates from 1533 and remains a local landmark, while later rebuilding (including a new nave in 1826 and a chancel added in 1906) reflects continuing investment in the parish.

Education is another long thread: Broughton-in-Amounderness C of E Primary School traces its roots to 1590. Administratively, the parish was in Preston Rural District from 1894 to 1974, then became part of the Borough of Preston (which gained city status in 2002). Today, Broughton blends historic character—stone buildings, church and lanes—with newer housing and commuter life on Preston’s rural fringe.

Broughton offers a desirable semi-rural property market on the northern edge of Preston, with housing that blends an older village core with substantial modern growth.

Around the historic centre (near St John the Baptist Church and the traditional lanes), you’ll still find character homes including stone cottages, converted farm buildings and older detached houses on generous plots. Beyond the core, the dominant stock is modern family housing—larger detached and semi-detached homes built in phases from the late 20th century onwards, typically with driveways, garages and open-plan layouts that appeal to commuters.

Developments: Broughton has expanded significantly as part of the wider North West Preston growth area, with ongoing and proposed schemes continuing to add new family homes around the village fringe and the

Broughton Bypass/Whittingham Lane corridor. New-build neighbourhoods have increased the choice of contemporary 2–5 bedroom homes and continue to reshape the parish, with neighbourhood planning documents anticipating a major uplift in local population as development completes.

Property prices: According to Rightmove sold-price data for the past year, Broughton recorded an overall average sale price of about £360,000. Detached homes were the most common sale type and achieved an average of around £420,550, while semi-detached properties averaged about £252,790 and terraced homes averaged around £178,750.

Premium modern detached homes and larger plots in the most sought-after pockets can command significantly higher figures, reflecting Broughton’s position as one of the pricier villages on Preston’s rural fringe.

Broughton benefits from strong transport links for a village setting, with quick access into Preston and straightforward motorway connections for travel across the North West and beyond.

  • Car & Road: The A6 (Garstang Road) runs through/along Broughton, providing a direct route south into Preston city centre and north towards Garstang and Lancaster. Congestion through the village has been eased by the A6 Broughton Bypass (James Towers Way), which links the M55 roundabout south of Broughton with Whittingham Lane and the A6 north of the crossroads, diverting through-traffic away from the historic centre. For motorway access, M6 Junction 32 (Broughton Interchange) connects directly with the M55 and A6, making regional travel particularly convenient.
  • Bus: Local bus services connect Broughton with Preston and surrounding areas. Services on the Preston–Morecambe corridor (via Broughton) and other local routes provide links to Preston Bus Station and onward connections. Typical bus journey times into Preston are in the ~17–23 minute range depending on the service and stopping pattern.
  • Train: Preston railway station is the nearest mainline hub, with services on the West Coast Main Line. Direct trains run to London Euston (fastest around 2h 10m, with average journey times around 3h 5m), plus frequent services to major cities across the network.
  • Cycling & Walking: The Preston Guild Wheel (a 21-mile circular walking and cycling route around Preston) reaches as far as Broughton in the north, offering traffic-free and quieter sections for leisure and commuting links into the wider Preston area.
  • Airport: Manchester Airport is the nearest major airport, approximately 45 miles south and reachable in around an hour by car via the M6 and M56.

  • Brockholes Nature Reserve: Located just off the M6 between Preston and Samlesbury, this 250-acre Lancashire Wildlife Trust reserve features lakes, wetlands, meadows and woodland with a distinctive floating visitor centre.
  • Deepdale Stadium: The home of Preston North End Football Club lies on Fulwood’s boundary and is widely regarded as the oldest continuously used football league ground in the world, dating from 1878.
  • Avenham and Miller Parks: These connected Victorian parks along the River Ribble, just south of Preston city centre, offer formal gardens, riverside walks and the restored Pavilion Café.
  • The Harris: Preston’s Grade I listed museum, art gallery and library on the Market Square houses significant collections of fine and decorative art, alongside local history displays.
  • Beacon Fell Country Park: Around 20 minutes’ drive north of Fulwood, this country park in the Forest of Bowland offers woodland walks, moorland views and abundant wildlife.
